Notice of Sale Under Power. State of Georgia, County of COLUMBIA. Under and by virtue of the Power of Sale contained in a Deed to Secure Debt given by CATITA S PRATHER to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., ("MERS"), AS NOMINEE FOR PRIMARY RESIDENTIAL MORTGAGE, INC., ITS SUCCESSOR AND ASSIGNS , dated 10/10/2014, and Recorded on 10/16/2014 as Book No. 9569 and Page No. 54 78, COLUMBIA County, Georgia records, as last assigned to PACIFIC UNION FINANCIAL, LLC (the Secured Creditor), by assignment, conveying the after described property to secure a Note of even date in the original principal amount of $245,057.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash at the COLUMBIA County Courthouse within the legal hours of sale on the first Tuesday in April, 2017, the following described property: ALL THAT LOT OR PARCEL OF LAND, WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF COLUMBIA, BEING KNOWN AND DESIGNATED AS LOT 2, BLOCK F, HIDDEN CREEK SUBDIVISION, SECTION B, PHASE ONE, AS SHOWN ON A PLAT RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF COLUMBIA COUNTY, GEORGIA, IN PC G, SLIDE 69 #1 6, PC G, SLIDE 70 #1 7 AND REVISED IN PC G, SLIDE 71 #1 4. REFERENCE IS HEREBY MADE TO SAID PLAT FOR MORE COMPLETE AND ACCURATE DESCRIPTION AS TO THE METES, BOUNDS AND LOCATION OF SAID PROPERTY. THIS PROPERTY IS CONVEYED SUBJECT TO PROTECTIVE COVENANTS RECORDED IN DEED BOOK 7638, PAGES 265 296, EASEMENTS TO GEORGIA POWER RECORDED IN BOOK 7398, PAGE 235, AND BOOK 7504, PAGE 224 AND TO ANY AND ALL COVENANTS AND RESTRICTIONS OF RECORD. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt.
