PUBLIC HEARING CITY OF DACULA, GEORGIA Notice is hereby given that a public hearing shall be had on application to annex the property hereinafter described pursuant to Article 3, Chapter 36, Title 36, of the Official Code of Georgia Annotated to the City of Dacula. Such a hearing shall be held on the February 2, 2017, at 7:00 p.m. at the Dacula City Hall, 442 Harbins Road, Dacula, Georgia. Following the public hearing, the Mayor and Council will consider acting on the application to annex said property. At said public hearing, all persons resident or owning property in the City of Dacula or in the area proposed for annexation may be heard on the questions of annexation of such area by the City of Dacula. Petitioner has requested that said property, if annexed shall be zoned R-1400CZP Single-Family Residential District. Description of the property to be annexed: SEE ATTACHED LEGAL DESCRIPTION EXHIBIT A LEGAL DESCRIPTION PARCEL ONE All that tract or parcel of land lying and being in the Fifth (5th) land district of Gwinnett County, Georgia, containing one (1) acre of ground fronting on the north side of the old Lawrenceville and Jefferson road, and being the land on which the Rock Springs school house now stands, which school was abandoned and the lands reverted to the former owner, and being the same acre formerly belonging to said school as shown by rock corners. This land is bounded as follows: On the North by the lands of M. T. Tanner estate; on the East by the lands of Claud Hinton; on the South by the said public road; on the West by the lands of J. C. Williams. This is the same land conveyed by Warranty Deed dated May 12, 1941, from J. C. Williams to O. S. Holcomb, G. W. Bowen and W. A. Brady, Deacons of the New Rock Springs Missionary Baptist Church, and their successors in office recorded at Deed Book 70, Pages 101 102, Gwinnett County, Georgia Records. PARCEL TWO All that tract or parcel of land lying and being in Land Lot No. 310 of the 5th Land District of Gwinnett County, Georgia, and containing 0.22 acres, as per plat made by Higginbotham and James, Surveyors, on October 28, 1963, and said land is described as follows: BEGINNING at a point on the right of way of the New Rock Springs Church Road and said point of beginning being 129.1 feet southeast from a point where Land Lots 309, 310, 332 and 331 corner; thence South 30 degrees 50 minutes East 100.0 feet to an iron pin; thence South 76 degrees 01 minutes West 107.7 feet to an iron pin; thence North 30 degrees 33 minutes West 93.3 feet to an iron pin; thence North 72 degrees 43 minutes East 105.6 feet to the Point of Beginning. PARCEL THREE All that tract or parcel of land lying and being in Land Lot No. 310 of the 5th Land District of Gwinnett County, Georgia, and containing 0.093 acres as per plat made by Ingram Enterprises, Surveyors, on 3/14/87, said plat being recorded in Plat Book 41, Page 90-A, Gwinnett County records, by reference is incorporated herein and said land is described as follows: BEGINNING at a point on the north side of W. Drowning Creek Road on the original Land Lot line that separated Land Lots 310 and 331; thence North 81 degrees 00 minutes 00 seconds West 46.43 feet to a point; thence North 26 degrees 19 minutes 20 seconds West 96.05 feet to a point; thence North 71 degrees 16 minutes 41 seconds East 37.96 feet to the Land Lot line; thence South 26 degrees 27 minutes 00 seconds East 117.88 feet to the Point of Beginning. These parcels are known as Tax Parcel No. R5310 001. 934-462481, 1/12
