Because of default in the payment of the indebtedness. secured by a Security Deed executed by 11th day of November, 2015, between CHERYL NYLANDER of the State of Georgia, Jackson County, Grantor and OLG, LLC of the State of Georgia, Oconee County, Grantee in the THIRTY THOUSAND SIX HUNDRED FORTY AND NO/100 DOLLARS ($30,640.00) and recorded in Deed Book 072D, Pages 0758-0762, Jackson County Georgia Records; pursuant to said deed and the note thereby secured, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, will on the first Tuesday in December, 2016 , during the legal hours of sale, at the Courthouse door in Jackson County, sell at public outcry to the highest bidder for cash, the following described property:
All that tract of parcel of land, together with all improvements thereon, situate, lying and being in the 257th District, G.M., Jackson County, Georgia, continuing 0.92 acres according to boundary survey for Peggy E. Coohran, dated April 27, 1990 by Venable & Associates, Inc., Allen L. Venable, Georgia Registered Surveyor No. 1761, and as more particularly described as follows:
BEGIN at a point on the easterly right-of-way line of GA Hwy 82 (having an 80-foot right-of-way width) located 0.1 miles northerly form the Intersection of the easterly right-of-way line of GA Hwy 82 with the northerly right-of-way line of County Farm Road; thence continuing along the easterly right-of-way line of GA Hwy 82 in a northwesterly direction along the arc of a 1236.17-foot radius curve an arc distance of 152.75 feet to a point (said arc being subtended by a chord having a bearing of North 03 degrees 32 Minutes West and a length of 152.65 fee); thence continuing along said right-of-way line North 06 Degrees 57 Minutes West a distance of 134.85 feet to an iron pin set; thence leaving the right-of-way line of GA Hwy 82 and running North 77 Degrees 15 Minutes East a distance of 150.41 feet to an iron pin found; thence running South 02 Degrees 33 Minutes East a distance of 310.32 feet to an iron pin found; thence South 02 Degrees 33 Minutes East a distance of 3.99 feet to a point located in the centerline of a creek, which centerline of said creek is the property line; thence running along the centerline of said creek and following the meanderings thereof to a point of the easterly right-of-way line of GA Hwy 82, which pint is the point of beginning (said distance along the centerline of the creek having the following traverses; North 74 Degrees 53 Minutes West a distance of 73.24 feet ; thence South 69 Degrees 07 Minutes West a distance of 69.50 feet).

The sale will be held subject to any unpaid taxes, assessments, right -of-way, easements, protective covenants or restrictions, liens, and other superior matters of record which may affect said property.
The sale will be conducted subject (I) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed. Notice has been given of intention to collect attorneys' fees in accordance with the terms of the note secured by said deed.

Said property will be sold as the property of CHERYL NYLANDER and the proceeds of said sale will be applied to the payment of said indebtedness, the expense of said sale, all as provided in said deed, and the undersigned will execute a deed to the purchaser as provided in the aforementioned Security Deed.
