NOTICE OF SALE UNDER POWER Georgia, Ben Hill County THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Jason T. Blum to Mortgage Electronic Registration Systems, Inc., dated April 29, 2014, recorded in Deed Book 845, Page 204, Ben Hill County, Georgia Records, as last transferred to JPMorgan Chase Bank, National Association by assignment recorded in Deed Book 863, Page 244, Ben Hill County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of ONE HUNDRED FIFTY-TWO THOUSAND FORTY AND 0/100 DOLLARS ($152,040.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Ben Hill County, Georgia, or at such place as may be lawfully designated as an alternative, within the legal hours of sale on the first Tuesday in January, 2017, the following described property: EXHIBIT “A” Deed to Secure Debt from Jason T. Blum to HomeStar Financial Corporation, dated 04/29/14. 3.62 acres, more or less, in Land Lot 194 in the Fourth Land District of Ben Hill County, Georgia, and being more particularly described as follows: To locate the point of beginning, start at the point of intersection of the west margin of the right of way of prospect Church Road with the center line of Mirror Lake Road and run thence north 02 degrees 19 minutes 53 seconds east 587.00 feet to the point that shall be referred to herein as the point of beginning; running thence from said point of beginning south 87 degrees 29 minutes 26 seconds west 111.49 feet; thence north 17 degrees 11 minutes 01 second west 600.66 feet; thence north 87 degrees 33 minutes 10 seconds east 59.34 feet; thence north 25 degrees 11 minutes 18 seconds east 153.00 feet; thence north 41 degrees 25 minutes 28 seconds east 43.00 feet; thence south 87 degrees 10 minutes 57 seconds east 166.07 feet to a point on the west margin of the right of way of Prospect Church Road; thence along the west margin of the right of way of Prospect Church Road south 02 degrees 19 minutes 53 seconds west 734.64 feet to the point of beginning; all as shown on that certain plat of survey prepared for Betty Jean Dorminy by James D. Weeks, Georgia Registered Land Surveyor No. 2111, dated June 3, 2013, revised February 7, 2014, recorded in Plat Slide No. 701-H4, in the office of the Clerk of the Superior Court of Ben Hill County, Georgia, and reference is hereby made to said plat and the record thereof for all information shown thereon. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
