GEORGIA, COLQUITT COUNTY By virtue of Power of Sale contained in Deed to Secure Debt from Gregory Lamarr Butts to Southwest Georgia Bank dated November 19, 2014, recorded January 16, 2015, in Deed Book 1226, Pages 0003-0014, Colquitt County Records said security deed originally securing a note of even date in the original principal loan amount of $58,230.32 and a note dated January 2, 2015 in the original principal amount of $5,850.00 with interest from the date at the rate provided in the notes on the unpaid balances until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Colquitt County, Georgia, within the legal hours of sale on the first Tuesday in December, 2017, the following described property: All that tract or parcel of land situate, lying and being in Colquitt County, Georgia, in the City of Moultrie, being Lot 6, Block 1 of the City of Moultrie Urban Renewal Project, GA R-33, North 2nd Street Urban Renewal Area, according to a plat of said urban renewal project with final revision date of December 1, 1965, entitled Property Disposal Map, recorded in the office of the Clerk of the Superior Court of Colquitt County, Georgia, in Plat Book 4, Page 269, and according to a plat of Lot 6, Block 1, made by Hurley J. Griffin Registered Surveyor, dated January 15, 1970, and entitled Property of John L. Walker, which plat is recorded in Plat Book 5, Page 199, Colquitt County Records, which said plat and the record thereof are incorporated herein and made a part of this description herein. Said property will be sold subject to any applicable restrictive covenants and/or easements of record and any taxes or assessments which may be a lien against said property. In addition said property will be sold subject to any matters which might be disclosed by an accurate survey and inspection of said property. The Debt secured by said Security Deed has been and is hereby declared due because of non-compliance with the requirements of the note and/or security deed, being more specifically without limitation, non-payment of loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorneys fees. Said property will be sold as the property of Gregory Lamarr Butts subject to the outstanding ad valorem taxes and/or assessments, if any, and subject to any prior matters of record if any.
