NOTICE OF SALE UNDER POWER STATE OF GEORGIA GWINNETT COUNTY By virtue of a power of sale contained in a certain security deed from H. CARSON SMITH, IV AND BLAKE RICHARDS to H. PATTERSON GARNER AND MARY ANN HITCHCOCK AS CO-EXECUTORS OF THE ESTATE FOR FLORENCE G. GARNER AS ASSIGNED TO GA3 FUND, LLC and dated February 28th, 2010 and recorded in Deed Book 53250, Page 331, GWINNETT COUNTY RECORDS deed records, given to secure a note in the original amount of Fifty-Six Thousand ($56,000.00) with interest on the unpaid balance until paid. The following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of GWINNETT COUNTY, Georgia, within the legal hours of sale on the first Tuesday in December, 2016: ALL OF GRANTORS LEASEHOLD INTEREST IN THAT CERTAIN OFFICE BUILDING, TOGETHER WITH ALL FIXTURES, EQUIPMENT AND ARTICLES ATTACHED THERETO AND APPURTENANT THERTO USED IN CONNECTION WITH SAID OFFICE BUILDING OWNED BY THE UNDERSIGNED, WHICH SAID PROPERTY IS LOCATED AND KNOWN AS PARCEL 7 IN THE 295TH LAND LOT OF THE 7TH DISTRICT, GWINNETT COUNTY, GEORGIA, AND BEING KNOWN AS 92 EAST MAIN STREET, BUFORD, GA 30518, ACCORDING TO THE PRESENT NUMBERING SYSTEM FOR GWINNETT COUNTY. The debt secured by the above referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto.
