NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in that certain Security Deed given by Edwin L. Douglass III and Ann Megan Douglass to SunTrust Bank, dated 03/02/2005 and filed 04/24/2008, recorded in Deed Book 01173, Page 2339, Richmond County, Georgia Records, conveying the after-described property to secure an Access 3 Equity Line Account Agreement and Disclosure Statement in the original principal amount of Five Hundred Fifty Five Thousand Dollars and No Cents ($550,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on Tuesday December 6, 2016, the following described property: THE FOLLOWING REAL PROPERTY SITUATE IN COUNTY OF RICHMOND AND STATE OF GEORGIA, DESCRIBED AS FOLLOWS: ALL THAT TRACT OR PARCEL OF LAND, WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN AUGUSTA, RICHMOND COUNTY, GEORGIA, BEING SHOWN AND DESIGNATED AS TRACT "A" - 0.95 AC. LAWSON GRAHAM & ASSOCIATES, INC., DATED 5/4/00 AND REVISED 1/29/02 WHICH IS RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF RICHMOND COUNTY, GEORGIA IN PLAT CABINET "C", SLIDE 13 PLAT E. REFERENCE IS HEREBY MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO THE METES, BOUNDS, COURSES, DISTANCES AND LOCATION OF SAID PROPERTY. Douglass III and Ann Megan Douglass to Bank of America N.A., dated 4/30/2003 and filed 05/06/2013, recorded in Deed Book 854, Page 987, Richmond County, Georgia Records, conveying the above-described property to secure a Note in the amount of $560,109.50 (later re-recorded) To the best knowledge and belief of the undersigned, the party in possession of the property is Edwin L. Douglass III and Ann Megan Douglass or a tenant or tenants and said property is more commonly known as 3029 Bransford Rd, Augusta GA 30909.
