Notice of Sale Under Power. State of Georgia, County of RICHMOND. Under and by virtue of the Power of Sale contained in a Deed to Secure Debt given by CLAY H DAVIS to GEORGIA BANK & TRUST COMPANY OF AUGUSTA , dated 02/05/2004, and Recorded on 02/09/2004 as Book No. 00911 and Page No. 1013, AS AFFECTED BY BOOK 1406, PAGE 223 AND BOOK 1473, PAGE 247, RICHMOND County, Georgia records, as last assigned to JPMORGAN CHASE BANK, NATIONAL ASSOCIATION, SUCCESSOR BY MERGER TO CHASE HOME FINANCE LLC SUCCESSOR BY MERGER TO CHASE MANHATTAN MORTGAGE CORPORATION (the Secured Creditor), by assignment, conveying the after described property to secure a Note of even date in the original principal amount of $88,321.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash at the RICHMOND County Courthouse within the legal hours of sale on the first Tuesday in December, 2016, the following described property: ALL THAT LOT OR PARCEL OF LAND WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE 1269 DISTRICT, G.M., OF RICHMOND COUNTY, GEORGIA, HAVING A FRONTAGE OF 85 FEET ON THE NORTH SIDE OF EUSTIS DRIVE AND EXTENDING BACK BETWEEN CONVERGING LINES A DISTANCE OF 211.3 FEET ON ITS EASTERN BOUNDARY AND A DISTANCE OF 209.31 FEET ON ITS WESTERN BOUNDARY WITH A REAR WIDTH OF 80 FEET AND BEING KNOWN AND DESIGNATED AS LOT NO. 23, IN SECTION "B", AS SHOWN ON A PLAT OF BEDFORD HEIGHTS SUBDIVISION, WHICH IS RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF RICHMOND COUNTY, GEORGIA IN REALTY BOOK 14 L, PAGE 357 AND REVISED IN REALTY BOOK 27 K, PAGE 382. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt.
