NOTICE OF SALE UNDER POWER, RICHMOND COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Carolyn Mccummings to Mortgage Electronic Registration Systems, Inc. as nominee for Franklin First Financial dated 12/29/2006 and recorded in Deed Book 1106 Page 947 Richmond County, Georgia records; as last transferred to or acquired by The Bank of New York Mellon FKA The Bank of New York, as Trustee for the certificateholders of the CWABS, Inc., ASSET-BACKED CERTIFICATES, SERIES 2007-4, conveying the after-described property to secure a Note in the original principal amount of $ 55,800.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Richmond County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on December 06, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that certain lot or parcel of land situate in the County of Richmond, State of Georgia, said being more particularly as follows: ALL THAT lot or parcel of land together with improvements thereon, situate, lying and being in Richmond County, Georgia, and being known as Lot No. Twenty-Nine (29) in Block Thirty-Five (35) on a plat of Turpin Hill Subdivision, and recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in book 4-C's, page 772-773, and being located on the South Side of Sixth Avenue, between Grand Blvd. and Savannah Road. The above lot fronting on said Sixth Avenue Fifty (50) feet, more or less, and running back between parallel lines a distance of One-hundred Twenty-five (125) feet, and being bounded as follows; On the North by Sixth Avenue, on the East by Lot No. Twenty-eight (28) in block Thirty-five (35) on said plat, on the south by an alley and on the west by Lot No. Thirty (30) in said block and plat, the property of the party of the first part, the said Mary H. Stone. The improvements on the above property being known as No. 1016 Sixth Avenue. BEING the fee simple property which by General Warranty Deed dated May, 1 1998, and recorded in the Office of the Register of Deed of the County of Richmond, Georgia, in Reel 605, Page 2359, was granted and conveyed by Mildred B. Holloway unto Carolyn McCummings. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property is commonly known as 1016 6Th Avenue, , Augusta, GA 30901 together with all fixtures and personal property attached to and constituting a part of said property, if any.
