STATE OF GEORGIA COUNTY of RICHMOND NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in that certain Deed to Secure Debt from AMOS A. THOMAS and SANDRA D. THOMAS to SOUTHERN MORTGAGE LENDING GROUP, INC. dated May 5, 1999, filed for record May 10, 1999, and recorded in Deed Book 643, Page 143, RICHMOND County, Georgia Records, and as modified by that certain Loan Modification Agreement recorded in Deed Book 1476, Page 401, RICHMOND County, Georgia Records, as last transferred to SOURCE ONE MORTGAGE CORP. by assignment recorded in Deed Book 820, Page 724, RICHMOND County, Georgia Records. Said Deed to Secure Debt having been given to secure a Note dated May 5, 1999 in the original principal sum of ONE HUNDRED FIFTY ONE THOUSAND FOUR HUNDRED SEVENTY AND 0/100 DOLLARS ($151,470.00), with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at RICHMOND County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in December, 2016, the following described property: ALL THAT LOT OR PARCEL OF LAND, TOGETHER WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE COUNTY OF RICHMOND, STATE OF GEORGIA, BEING KNOWN AND DESIGNATED AS LOT 27, BLOCK A OF WALTON'S LANDING SUBDIVISION, PHASE III, AS SHOWN ON A PLAT THEREOF WHICH IS FILED FOR RECORD IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT FOR RICHMOND COUNTY, GEORGIA ON REALTY REEL 570, PAGES 1797-1808. REFERENCE IS HEREBY MADE TO SAID PLATS FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO THE METES, BOUNDS AND LOCATION OF SAID PROPERTY. THIS PROPERTY IS CONVEYED SUBJECT TO PROTECTIVE COVENANTS APPLICABLE TO SAID SUBDIVISION WHICH ARE RECORDED IN THE AFORESAID CLERK'S OFFICE ON REALTY REEL 570, PAGES 1809-1816. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan.
