CITY OF LAWRENCEVILLE
Notice is hereby given that an application has been made by Scott Carter of Consultants and Builders, Inc. on behalf of Peach State Federal Credit Union, property owner Baggett Enterprises, Inc. for a Special Use Permit to allow a Used Car Sales Lot in a BG zoning district (SU-16-18) for the property described by the attached legal description.

All that parcel of land lying and being in Land Lot 146 of the 5th District of Gwinnett County, Georgia and being more particularly described as follows:
BEGINNING at a punch mark in the concrete base of a fence post at the intersection of the easterly right-of-way line of McArthur Street (having a variable right-of-way) and the southerly right-of-way line of East Pike Street (having a variable right-of-way); thence along said right-of-way line of East Pike Street North 85deg. 11 39 East a distance of 112.09 feet to a point on the westerly side of a 14 foot alley (closed), said point being located 0.39 feet southerly from a 1/2 rebar found; thence continuing along said right-of-way line and crossing said alley North 78deg. 03 57 East a distance of 14.13 feet to a 1/2 rebar found on the easterly side of said alley; thence leaving said alley and continuing along said right-of-way line the following 4 courses and distances: North 87deg. 00 40 East a distance of 96.92 feet to a 1/2 rebar found, South 11deg. 21 24 East a distance of 26.70 feet to a 1/2 rebar found, southeasterly following the arc of a curve to the right, an arc distance of 127.92 feet (said arc being subtended by a radius of 287.03 feet and a chord of South 72deg. 3004 East a chord distance of 126.87 feet) to a 1/2 rebar and cap set (inscribed Lecraw LSF ll60), and southerly following the arc of a curve to the right an arc distance of 80.07 feet (said arc being subtended by a radius of 470.87 feet and a chord of South 55deg. 29 48 East a chord distance of 79.97 feet) to a 1/2 rebar found; thence leaving sid right-of-way line and following the devision line between City of Lawrenceville, Georga (PID#R5146A087 per County tax records), Emma Hearst Hawthorne (per deed book 65, page 139, Gwinnett County, Georgia, Records), and G. Hughel Harrison (per deed book 27588, page 198, aforesaid records) to the East, southeast and South, respectively, and Baggett Enterprises, Inc. (per deed book 1537, page 64, aforesaid records) to the West and North respectively, the following 2 courses and distances: South 13deg. 38 05 East a distance of 73.04 feet to a point, said point being located 0.32 feet northeast of a 1/2 rebar found, and South 87deg. 06 41 West a distance of 2.80 feet to a point; thence following the division line between said G. Hughel Harrison to the South and Baggett Enterprises, Inc. (per deed book 6310, page 326, aforesaid records) to the North, South 87deg. 06 41 West a distance of 56.20 feet to a point; thence following the division line between C.E. Smith etal (per plat book D, page 26, aforesaid records) and Huy Quoc Vo (per deed book 52664, page 329, aforesaid records) to the South, respectively, and Baggett Enterprises, Inc. (per deed book 965, page 157, aforesaid records) to the North, South 87deg. 06 41 West a distance of 112.58 feet to a 1/2 rebar found; thence following the division line between link K. (per deed book 2431, page 130, aforesaid records) to the North, South 86deg. 35 44 West a distance of 123.20 feet to a point on the easterly right-of-way line of McArthur Street (having a variable right-of-way), said point being located 0.17 feet southwest of a 1/2 rebar found; thence along said right-of-way line, North 00deg. 32 49 West a distance of 175.01 feet back to the POINT OF BEGINNING.
Containing 1.522 acres or 66,300 square feet.
The City Council of the City of Lawrenceville will hold a public hearing at 7:00 P.M. on December 5, 2016 in the Council Chambers at City Hall, which is located at 70 South Clayton Street, Lawrenceville, Georgia.
