STATE OF GEORGIA COUNTY of COLUMBIA NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in that certain Deed to Secure Debt from MARIAN SHERRER WORTHAM to AMERICAN FAMILY FINANCIAL SERVICES INC. dated August 6, 1997, filed for record August 12, 1997, and recorded in Deed Book 1887, Page 147, COLUMBIA County, Georgia Records, as last transferred to CITIFINANCIAL MORTGAGE COMPANY, INC. by assignment recorded in Deed Book 4133, Page 264, COLUMBIA County, Georgia Records. Said Deed to Secure Debt having been given to secure a Note dated August 6, 1997 in the original principal sum of FORTY EIGHT THOUSAND TWO HUNDRED AND 0/100 DOLLARS ($48,200.00), with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at COLUMBIA County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in December, 2016, the following described property: ALL THAT LOT OR PARCEL OF LAND WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF COLUMBIA, BEING KNOWN AND DESIGNATED AS LOT 14, BLOCK 'I', SECTION II OF WESTMONT SUBDIVISION, AS SHOWN ON A PLAT OF SAID SUBDIVISION RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT FOR COLUMBIA COUNTY, GEORGIA AT PLAT CABINET AAA, SLIDE 18, NOS. 3-4, REFERENCE BEING MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO THE METES, BOUNDS AND LOCATION OF SAID PROPERTY. SAID PROPERTY IS CONVEYED SUBJECT TO RESTRICTIVE COVENANTS RECORDED IN SAID CLERK'S OFFICE AT DEED BOOK 104, PAGE 197, AS AMENDED IN DEED BOOK 108, PAGES 797-798. To the best of the knowledge and belief of the undersigned, the party in possession of the property is MARIAN SHERRER WORTHAM or a tenant or tenants. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees (notice of intent to collect attorney's fees having been given).
