NOTICE OF SALE UNDER POWER, COLUMBIA COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Sabrina Proden and Charles Proden Jr. to Wachovia Bank, National Association dated 10/13/2005 and recorded in Deed Book 5135 Page 176 Columbia County, Georgia records; as last transferred to or acquired by Wells Fargo Bank, N.A. successor by merger to Wachovia Bank, National Association, conveying the after-described property to secure a Note in the original principal amount of $ 59,150.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Columbia County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on December 06, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: ALL THAT CERTAIN PROPERTY SITUATED IN THE CITY OF GROVETOWN IN THE COUNTY OF COLUMBIA AND STATE OF GEORGIA AND BEING DESCRIBED IN A DEED DATED 02/24/1998 AND RECORDED 03/09/1998 IN BOOK 1985 PAGE 44 AMONG THE LAND RECORDS OF THE COUNTY AND STATE SET FORTH ABOVE AND REFERENCED AS FOLLOWS: LOT 11, SECTION II, SUBDIVISION SHETLAND ACRES, RECORDED IN PLAT CABINET AA, SLIDE 231, No. 9. PARCEL ID NUMBER: 0 53 227 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
