NOTICE OF FORECLOSURE SALE
GEORGIA, MARION COUNTY,
By virtue of Power of Sale contained in a Security Deed from TAMALA W. MARGERUM to SETTER RUN FARMS, LLLP dated April 5, 2016 recorded in Deed Book 226 Page 100-102 of the records of Clerk of Superior Court, Marion County, Georgia. Said Security Deed being given to secure a note of even date in the original principal sum of THIRTY THOUSAND DOLLARS ($30,000.00) there will be sold by the undersigned before the courthouse door in Marion County, Georgia within the legal hours of sale, on the first Tuesday in November, 2016, the following described property, to-wit:
TRACT ONE: All that tract or parcel of land lying and being in Land Lot 25 of the 4th Land District of Marion County, Georgia, more particularly described as all of Lots 22 and 23 of the BRANTLEY BRIAR SUBDIVISION containing 2.33 acres more or less, as shown on a Plat of Survey by Abb W. Preston, G.R.L.S. No. 1799, dated October 25, 1980 and recorded in Plat Book B, Page 229of the Marion County, Georgia records, said plat is hereby, by reference, amde a apart hereof.
LESS AND EXCEPT: That 25 foot strip or portion of the above described lot lying within the boundary of the roadway as described on that plat referred to hereinabove.
TRACT TWO: All that tract or parcel of land lying and being in Land Lot 25 of the 4th Land District of Marion County, Georgia, more particularly described as all of Lots 20 and 21 of the BRANTLEY BRIAR SUBDIVISION containing 2.350 acres more or less, as shown on a Plat of Survey Abb W. Preston, G.R.L.S. No. 1799, dated October 25, 1980, and recorded in Plat Book B, Page 229 of the Marion County, Georgia records, said plat is hereby, by reference, made a part hereof.
LESS AND EXCEPT: That 20 foot strip or portion of the above described lot lying within the boundary of the roadway as described on that plat referred to hereinabove.
Which has the property address of Lots 20-23 of the Brantley Briar Subdivision, Marion County, Georgia.
The debt secured by said security deed has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for then purpose of paying the same and all expenses of this sale, including attorneys fees.
Said property will be sold as the property of TAMALA W. MARGERUM subject to ad valorem taxes and/or assessments and other liens of record, if any.
