GEORGIA, RICHMOND COUNTY Under and by virtue of the Power of Sale contained in a Security Deed given by Valerie McGahee, to Varnado & Associates, Inc., dated July 26 2010, recorded in Deed Book 01269 pages 1080-1084, Richmond County, Georgia Records, conveying the after-described property to secure a note in the original principal amount of One Hundred Sixteen Thousand 00/100 ($116,000) 00/100 Dollars, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on the first Tuesday in October 2016, the following described property: ALL that tract or parcel of land with improvements thereon, situate, lying and being in the County of Richmond and State of Georgia, being known and designated as Lot 11, Block K, Section II, of Walton Meadows Subdivision as shown on a plat of survey said subdivision recorded in the Office of the Clerk of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Reel 496, Page 91. Reference is hereby made for a more accurate description as to the metes, bounds and location of said property and by reference hereto, hereby made a part hereof. This conveyance is made subject to Protective Covenants of Record in the aforesaid Clerk's Office in Reel 496, Page 99 as amended in Reel 525, Page 1535. Said property is also know as 2767 Davis Mill Road, Hephzibah, Georgia 30815. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of the sale, as provided in the Security Deed and by law. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
