STATE OF GEORGIA NOTICE OF SALE UNDER POWER IN DEED TO SECURE DEBT COUNTY OF RICHMOND THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE On May 18, 2012, JESSICA D. GARRISON, ("Garrison"), executed a Note in the original principal sum of $119,900.00, secured by a Security Deed ("Deed") dated May 18, 2012, payable to Georgia Bank & Trust Company Bank of Augusta, ("Georgia Bank") conveying property described in Exhibit "A" attached, and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Book 01346, pages 1173-1187. Default has been made in the payment of installments on the Note. Georgia Bank declared the entire unpaid indebtedness due and payable in accordance with the terms of the Note and the same has not been paid. The Deed provides that when the Note secured thereby becomes due and is not paid, that said property may be sold before the Courthouse door of Richmond County, Georgia, upon Georgia Bank first giving notice of the place and terms of such sale (1) time a week for (4) weeks in the newspaper in which the Sheriff's advertisements are published, and where said property is located. NOW THEREFORE, pursuant to the powers contained therein, the property will be sold before the Courthouse door in Richmond County, Georgia, at public outcry on the first Tuesday in October 2016 between the legal hours of sale. Georgia Bank will convey title to the purchaser as attorney-in-fact for Garrison. The money derived from the sale will be applied: first to the expenses of said sale; secondly, to the amount due on said Notes; and the balance, if any, shall be paid to Garrison. TERMS: Cash, subject to State and County ad valorem taxes or assessment and any federal tax liens of record. Purchaser is to pay for all legal papers and revenue stamps. The northwest line of said lot thence extends southwest a distance of two feet" more or less, to appoint, thence extends southwest a distance of 182 feet, more or less, to said Liberty Church Road and thence extends along the curve of said road 410 feet, more or less, to a point of beginning. The lot hereby conveyed is the northwest portion of Tract A as shown on a plat recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Reel 42, page 599-600. Reference is hereby made to said plat for a more complete and accurate description as to metes, bounds and location of said property. Said property is further described on a plat recorded in Realty Reel 322 at page 229, said Clerk's Office.
