NOTICE OF SALE UNDER POWER STATE OF GEORGIA RICHMOND COUNTY By virtue of the power of sale contained in Deed to Secure Debt from Larry C. Dogins, Jr. and Shannon A. Dogins to Brashear Development Corporation dated September 15, 2015, and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Deed Book 1502 pages 644-650, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door in Richmond County, Georgia, during the legal hours of sale on Tuesday, October 4, 2016, the following described property to wit: All that lot, tract, or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, and being further known and designated as Tract "A" containing 4.78 acres, more or less, situate on Horseshoe Road and described in further detail as to metes, courses and bounds on a plat recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in PC "C", Slide 200, Plat D; reference is hereby made to said plat for a more complete and accurate description as to the metes, courses, bounds, distances and location of said property. Also conveyed in this instrument is a twenty five (25) foot easement for ingress and egress along a private road leading from Horseshoe Road to said property as shown on the above referenced plat of record, together with full rights of ingress and egress over said tract and for utilities. The debt secured by said instrument having been declared due because of default in payment this sale will be made for the purpose of paying said debts and all expenses of this sale, including attorney's fees, notice having been given. This property will be sold as the property of Larry C. Dogins, Jr. and Shannon A. Dogins and is subject to any outstanding easements, restrictions, taxes, and assessments appearing of record and is subject to verification that this sale is not contrary to federal or state law or prevented by any bankruptcy court.
