NOTICE OF SALE UNDER POWER, JEFF DAVIS COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Jessica A Medders and Kendall D Medders to Mortgage Electronic Registration Systems, Inc. as nominee for HeritageBank of the South dated 10/3/2011 and recorded in Deed Book 398 Page 90 Jeff Davis County, Georgia records; as last transferred to or acquired by JPMorgan Chase Bank, National Association, conveying the after-described property to secure a Note in the original principal amount of $ 134,196.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Jeff Davis County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on November 01, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that tract or parcel of land situate, lying and being in Land Lot No. 566 of the Second Land District of Jeff Davis County, Georgia, containing 3.369 acres, more or less, and being more particularly shown and described and having the metes, bounds, dimensions, courses and distances as shown according to that certain plat thereof entitled Survey for Kendall Medders, prepared by Denean W. Dixon, Georgia Registered Land Surveyor, which plat is dated September 1, 2011, and is recorded in Plat Book #19, Folio #300, Clerks Office, Jeff Davis Superior Court, Jeff Davis County, Georgia, said plat by this reference hereto being incorporated herein and made a part hereof for descriptive and all other legal purposes. 
 
Said property is further described as being bound, now or formerly, as follows: On the North by lands of E. H. Claxton, Jr. and Cherry McDaniel Claxton; on the East/Southeast by the right of way of County Road No. 221; on the South by lands of Lydia McDaniel Parlor; and on the West by lands of Crandall Parlor.

 This is a portion of the same and identical property conveyed to Crandall Parlor by Special Warranty Deed from Federal Home Loan Mortgage Corporation, dated December 4, 2009, recorded in Deed Book #369, Folio #143, Clerks Office, Jeff Davis Superior Court, Jeff Davis County, Georgia. 

TOGETHER with a non-exclusive easement for access running with this tract, together with an easement to use the water well and pump which supplies the residence located thereon, as well as easement for water lines from the well to the residence. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
