NOTICE OF FORECLOSURE OF RIGHT TO R EDEEM [REF. O.C.G.A., Section 48-4-5 et seq.; 48-4-45 & 48-4-46] TO: Gary Edward Casson: And any occupant of 1718 Colwell Road, Blue Ridge, Georgia AND ALL PERSONS KNOWN AND UNKNOWN HAVING OF RECORD IN FANNIN COUNTY ANY RIGHT, TITLE INTEREST IN, OR LIEN UPON the following described property. RE:FORECLOSURE OF EQUITY OF REDEMPTION FOR TAX SALE DEED (REF. O.C.G.A. 48-4-45, 46) Take notice that: The right to redeem the following described property, to wit will expire and be forever foreclosed and barred as of 10:00 AM on the 4th day of October, 2016: All that tract or parcel of land lying and being in the 9th District, 2nd Section, of Fannin County, Georgia, and being a part of Land Lot No. 166 and being more particularly described as 1.82 acres, more or less, as shown by that certain plat of record in Plat Hanger A-105, page 4, Fannin County, Deeds Record. Said plat of survey being incorporated herein by reference thereto for a more complete and accurate metes and bounds description of the above described property. This conveyance is made subject to any and all easements, restrictions and rights of way, as set forth on the aforementioned plat or as appearing of record. Being and intended to be the same property conveyed by Warranty Deed from D. W. McMahon and Helen P. McMahon in favor of Stoney R. Payne and Katherine I. Payne and being recorded in Deed Book 200, page 775 Fannin County, Deed Records. Less and except: All that tract or parcel of land lying and being in land Lot 166, of the 9th District and 2nd Section of Fannin County, Georgia and being more fully described as follows: Beginning at the most Southern point of property as 1.82 acres, more or less, on that certain plat of survey recorded in Plat Hanger A-105, page 4, Fanning County Records (said plat being incorporated herein and made a part of this deed by reference thereto for a more complete and accurate metes and bounds description of the above described property); thence running North 22 37 06 West 10.45 feet; thence running North 11 23 05 West 162 feet; thence running in a due Easterly line to the Western right of way boundary of Colwell Road (County Road 211); thence running in a generally Southerly direction, along and with said Right of Way of Colwell Road, to the True Point of Beginning. This conveyance is made subject to any and all easements, restrictions and rights of way as set forth on the aforementioned plat or as appearing of record. Less and except described in Deed Book 420, page 307 Fannin County Deed Records. WHEREAS said property was levied upon as the property of Gary Edward Casson, followed by advertisement by due and legal publication as required by law being made in The News Observer, a newspaper published in Fannin County, Georgia in which Sheriff's sales are published; and WHEREAS said Ex-Officio Sheriff did proceed to expose for sale the above described tract during the legal hours of sale in accordance with law, before the courthouse doors of Fannin County Courthouse the same being the 2nd day of June, 2015, the same being the date advertised for sale; and, The right of redemption will expire and be forever foreclosed and barred on and after 10:00 AM on the 4th day of October, 2016. The tax deed to which this notice relates is dated the 2nd day of June, 2015 and is recorded in the Office of the Clerk of the Superior Court of Fannin County, Georgia, in Deed Book 1131, at pages 798-799.
