TAKE NOTICE THAT:
The right to redeem the described property 4180 Blackmon Road, Lithonia, Ga 30058 (Tax Parcel R6007 002), as follows, to wit:
All that tract and parcel of land lying and being in Land Lot 7, of the 6th Land District, of Gwinnett County, Georgia, containing 5.35 acres, more or less, all as shown by plat and survey of The Estate of Russell Blackman by W.T. Dunahoo & Associates, dated July 2, 1975, said plat and survey being incorporated herein by reference and being more particularly described as follows.
TO FIND THE POINT OF BEGINNING, begin at a point on the Northerly right of way of Georgia Highway No. 124 at a concrete marker that is common to the line between DeKalb County, Georgia and Gwinnett County, Georgia and being located on the Old Hightower Trail Road; from said concrete marker North 76 degrees 26 minutes West 30.2 feet; thence North 69 degrees 54 minutes West 261 feet; thence North 80 degrees 39 minutes West 294.0 feet; thence North 75 degrees 45 minutes West 131.0 feet; thence South 80 degrees 22 minutes West 132.0 feet; thence South 80 degrees 22 minutes West 55.0 feet; thence North 80 degrees 05 minutes West 1000 feet; thence North 66 degrees 39 minutes West 55.0 feet, with all of said courses and distances being along the center line of the Old Hightower Trail, with said point being the POINT OF BEGINNING; thence North 66 degrees 59 minutes West along the center line of the Old Hightower Trail Road 101.0 feet; thence North 69 degrees 40 minutes West 125 8feet; thence North 25 degrees 54 minutes East 657.7feet, more or less, to the center of the Yellow River; thence in a generally Eastern direction along the center of the Yellow River and as measured by tangent thereon, South 88 degrees 42 minutes East 57.0 feet; thence South 59 degrees 38 minutes East 178.0 feet; thence South 50 degrees 42 minutes 112 0 feet; thence South 11 degrees 48 minutes West 363.3 feet; as measured from said tangent, thence South 81 degrees 15 minutes East 210.0 feet; thence South 25 degrees 54 minutes West 210.0 feet to the POINT OF BEGINNING.
The above property is a portion of that tract and parcel of land set aside to Maude Hudson Blackmon by an Order of the Probate Court of Gwinnett County under date of April 1,1968 and the same being recorded as Case No. 6192 in the Records of the Probate Court of Gwinnett County, Georgia.
LESS & EXCEPT:
All that tract or parcel of land lying and being in Land Lot 7, of the 6th District, of Gwinnett County, Georgia and containing 1.0830 acres, more or less, according to survey of same made for Samuel D. Avery and Vernelle A. Avery by Virgil F. Gaddy Surveyor dated June 8, 1984 and being more particularly described as follows: BEGINNING at a point in the center line of Old Hightower Trail Road 823.3 feet Northwesterly from a point where the center line of Old Highway Trail Road intersects the right-of-way of Georgia 124; running thence North 66 degrees 51 minutes West along the center line of Old Hightower Trail Road 1010 feet to an iron pin placed; continuing thence North 69 degrees 32 minutes West 128.8 feet to an iron pin placed; running thence North 29 degrees 54 minutes East 209.95 feet to an iron pin placed; running thence South 68 degrees 20 minutes 8 seconds East 226.74 feet to an iron pin placed; running thence South 29 degrees 54 minutes West 209.95 feet to a point in the center line of Old Hightower Trail Road and the Point of Beginning. As described in Deed Book 3029, Page 452. Gwinnett County; Georgia Records. As described in Deed Book 1642, Page 17. Further described as Map & Parcel R6007 002
Will expire and be forever foreclosed and barred on and after the 14th day of October, 2016.
The tax is dated the 7th day of July, 2015 and is recorded in the office of the Clerk of the Superior Court of Gwinnett County, Georgia, in Deed Book 53722, Page 466.
