RE: FORECLOSURE OF EQUITY OF REDEMPTION FOR TAX SALE DEED (REFERENCE: OCGA 48-4-45, 46) TAKE NOTICE THAT: The Right to Redeem the following described property, to wit:
All that tract or parcel of land lying and being in the 6th Land District, of Gwinnett County, Georgia, part of Land Lot 264 and in the City of Duluth containing (10) acres, more or less, described as follows: BEGINNING at a corner on the West side of Davenport Road, adjoining land of Riley (formerly owned by George E. Bennett) and running thence Westerly or Southwesterly along Rileys line to corner with lands of Dr. M T McDaniel; thence Southerly or Southeasterly along McDaniels line to a corner of land of Beck (formerly Lowe, Pittard & Company), thence along the line of Beck to corner on the West side of Davenport Road and thence in a Westerly or Northwesterly direction along said road to the point of beginning
LESS that tract of land conveyed to Etho, Inc. by Warranty Deed, dated April 23, 1971 by W A Franklin recorded in Deed Book 381, Page 31, Gwinnett County, Georgia Clerks Office.
This tract of parcel of land being a portion of that tract of land conveyed by Hilhan D. Barker to W A. Franklin by Warranty Deed, dated June 11, 1953 and recorded in Deed Book 105, Page 586, Gwinnett County, Georgia Records. The said described property being that property conveyed to Eva Blanche Franklin by Warranty Deeds, dated July 6, 1987, recorded in Deed Book 4430, Page 86, Gwinnett County, Georgia Records and Deed, dated October 11, 1989, recorded in Deed Book 5735, Page 332. Gwinnett County, Georgia Records and by William A. Franklin, as Executor of the Last Will and Testament of Eva Blanche Franklin, deceased, to William A Franklin, December 11, 1989, by Executors Deed recorded in Deed Book 5798, Page 323, Gwinnett County, Georgia. Deed Records and by Deed of Gift from William A. Franklin to Terrence Emory Franklin, April 2, 1993, recorded in Deed Book 8564, Page 30, Gwinnett County, Georgia, Deed Records.
LESS & EXCEPT Easements being more particularly described, but not limited to, the following: Deed Book 12007, page 234, Deed Book 15856, page 120, Deed Book 15856, Page 122; Deed Book 16437, Page 201; Deed Book 49691, Page 861, Gwinnett County, Georgia Records.
The tax deed to which this notice relates is dated July 7th, 2015, and is recorded in the office of the Clerk of the Superior Court of Gwinnett County, Georgia in Deed Book 53564 at Page 0217.
WILL EXPIRE AND BE FOREVER FORECLOSED AND BARRED AS OF FIVE OCLOCK P.M. ON AND AFTER, OCTOBER 6TH, 2016.
The property may be redeemed at any time on or before the end of the day at 5pm, October 6TH day, 2016, by payment of the redemption price as fixed and provided by law to the undersigned at the following address.
