STATE OF GEORGIA COUNTY OF GLYNN NOTICE UNDER POWER OF SALE On March 27, 2009, JUDITH H. HUGHES executed a Note in the original principal amount of $84,000, payable to ATLANTIC NATIONAL BANK. Said Loan was modified on June 29, 2012 and the note was renewed on July 24, 2015. Time was made the essence of the contract and the Notes contained a provision for the payment of attorney's fees if collected by law or through an attorney at law. In order to secure the payment of said Notes, the said Judith H. Hughes executed and delivered to ATLANTIC NATIONAL BANK a Deed to Secure Debt, recorded in Deed Book 2559, Page 89, in the Office of the Clerk of the Superior Court of Glynn County, Georgia, conveying the following described property: All of those certain lots, tracts or parcels of land situate, lying and being in the 25th District G.M. of Glynn County, Georgia, and on the Island of St. Simons Island, being all of LOTS THIRTEEN (13) AND FOURTEEN (14), OF BLOCK TWENTY (20), OF UNIT ONE OF GLYNN HAVEN ESTATES SUBDIVISION, according to the official plat of said subdivision prepared by W.R. Cooley of record in the office of the Clerk of Superior Court of Glynn County, Georgia in Deed Book 4-B, Pages 317-320, (the "Subdivision Plat"), and according to that certain plat of survey prepared by Joe Biletzskov, Georgia Registered Land Surveyor No. 1672, dated October 22, 1992, a copy of which is attached to that certain warranty deed from June Darlene Porter, formerly known as June Darlene Waddell and from Glenna Mae Davis to Bee Y. DeLoach and recorded in Deed Book 45-X, Page 169-172 in the office of the Clerk of Superior Court, Glynn County, Georgia, (the "Biletzskov Plat"). Reference is hereby made to the aforesaid Subdivision Plat and to the Biletzskov Plat and to the record thereof for the purposes of more particularly describing the location, metes and bounds of the subject property and for all other purposes allowed by law. PARCEL # 04-05136 Because the said Judith H. Hughes defaulted in making payment of said Note, Atlantic National Bank, pursuant to the provisions of said Note and the aforesaid Deed securing the same, has exercised its option and declared the entire balance due and collectible. Notice fixing the liability for attorney's fees has been given according to the law. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, leases, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. Pursuant to O.C.G.A. 44-14-162.2 the name of the person or entity having the full authority to discuss negotiation, amendment or modification of the terms of the aforementioned indebtedness is: Atlantic National Bank, Attn: Betty Whitworth, P.O. Box 10, Brunswick, GA 31521, Telephone: 912-265-1710. The property will be sold as the property of Judith H. Hughes who, to the best of the undersigned's knowledge and belief, is the party in possession. The said Deed contains a power of sale, authorizing the Grantee, as attorney in fact for Grantor therein, to sell the property conveyed thereby in order to satisfy said Note, as well as subsequent advances, after advertising the same once a week for four (4) weeks in the official gazette of said County, and in accordance with said power of sale and by virtue thereof, Atlantic National Bank will sell the property above described at public outcry to the highest and best bidder for cash, on the first Tuesday in August at the place of public sales before the Courthouse door in Glynn County, Georgia, and within the legal hours of sale. The proceeds of the sale will be used as follows: (a) to pay the expenses of said sale; (b) to pay the sums secured by said Deed; and (c) the balance according to law.
