NOTICE OF FORECLOSURE SALE UNDER POWER GWINNETT COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Frederick H. Rogan and Linda M. Rogan to Mortgage Electronic Registration Systems, Inc., as Nominee For Suntrust Mortgage, Inc., dated August 6, 2012, and recorded in Deed Book 51566, Page 0451, Gwinnett County, Georgia Records, as last transferred to Federal National Mortgage Association (Fannie Mae), a corporation organized and existing under the laws of the United States of America by assignment recorded on May 10, 2016 in Book 54275 Page 705 in the Office of the Clerk of Superior Court of Gwinnett County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Thousand Eight Hundred and 0/100 dollars ($100,800.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Gwinnett County, Georgia, within the legal hours of sale on August 2, 2016, the following described property: All that tract or parcel of land lying and being in Land Lot 183 of the 6th District, Gwinnett County, Georgia, being Lot 40, Block B of Brays Crossing Subdivision, Unit 1, as per plat recorded in Plat Book 29, Page 40, Gwinnett County, Georgia Plat Records, which plat is incorporated herein by reference and made a part hereof Said property being known as 1306 Peninsula Trace according to the present system of numbering properties in Gwinnett County, Georgia. Said property is conveyed together with and subject to all easements, covenants, and restrictions of record, if any. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
