CLASS:007 NOTICE OF SALE STATE OF GEORGIA COWETA COUNTY By virtue of a Power of Sale contained in the Deed to Secure Debt from Marino Molina III to Capital Mortgage Corporation dated October 14, 2014, recorded December 10, 2014 in Deed Book 4160, Page 228, Coweta County, Georgia records; given to secure a Note dated October 14, 2014 in the original principal amount of Eighty Eight Thousand Two Hundred Two and 12/100 ($88,202.12) Dollars with interest as provided therein on the unpaid balance until paid; there will be sold at public outcry to the highest and the best bidder for cash before the Courthouse door of Coweta County, Georgia, within the legal hours of sale on the first Tuesday in August, 2016, the following described property: All that tract or parcel of land lying and being in Land Lot(s) 1, 5th District, Coweta County, Georgia, containing 30.45 acres designated as Tracts 1,2 & 3 on a plat of survey prepared for Capital Mortgage Corporation, prepared by Douglas C. Crawford, Surveyor, dated August 24, 1998, and recorded at Plat Book 67, Page 149, Coweta County, Georgia Records, which plat by reference is incorporated herein and made a part hereof and also, a 1/3 undivided interest in and to the following described property: All that tract or parcel of land lying and being in Land Lot(s) 1, 4th District, Coweta County, Georgia, containing 0.76 acres designated as Tract 4 on a plat of survey prepared for Capital Mortgage Corporation, prepared by Douglas C. Crawford, Surveyor, dated August 24, 1998, and recorded at Plat Book 67, Page 149, Coweta County, Georgia Records, which plat by reference is incorporated herein and made a part hereof The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. The property will be sold subject to any outstanding ad valorem taxes, any assessments, and any liens superior to the Deed to Secure Debt first set out above.
