CLASS:007 NOTICE OF SALE UNDER POWER COWETA COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Emma L Cook NKA Emma L Slaughter to American General Financial Services, Inc dated 10/14/2005 and recorded in Deed Book 2839 Page 52 Coweta County, Georgia records; as last transferred to or acquired by U.S. Bank National Association as Indenture Trustee for CIM Trust 2015-2AG Mortgage-Backed Notes, Series 2015-2AG, conveying the after-described property to secure a Note in the original principal amount of $ 123,000.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Coweta County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on August 02, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that tract parcel of land lying and being in Land Lot 2 of the 7th District of Coweta County, Georgia, being more particularly described as follows: TO LOCATE THE POINT OF BEGINNING, begin at the corner formed by the intersection of the northwesterly right of way of Palmetto-Roscoe Road (80-foot right of way) with the east line of Land Lot 2, running thence southwesterly, along said right of way 275.00 feet to a point; running thence north 00 degrees 36 minutes 40 seconds west 945.6 feet to a point which is the TRUE POINT OF BEGINNING; from the true point of beginning thus established, running thence south 89 degrees 23 minutes 20 seconds west, along the northerly line of Emma L. Cook property, a distance of 266.78 feet to a point; running thence north 00 degrees 36 minutes 40 seconds west 653.13 feet to a point; running thence north 89 degrees 23 minutes 20 seconds east 266.78 feet to a point; running thence south 00 degrees 36 minutes 40 seconds east 653.11 feet to the point of beginning; said tract contains 4.0 acres, all as shown on plat of Survey by Steed and Boyd, Land Surveyors, dated May 2, 1986, prepared for Emma L. Cook. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property is commonly known as 1365 Tommy Lee Cook Road, Palmetto, GA 30268 together with all fixtures and personal property attached to and constituting a part of said property, if any.
