NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY By virtue of the power of sale contained in the Security Deed by and between MELVIN BUSSEY and MYRTLE BUSSEY a/k/a MYRLTE A. BUSSEY (collectively, the "Grantor") to PROFESSIONAL LENDING, LLC (collectively with the assignee noted below, the "Lender"), recorded on August 28, 2002, in Deed Book 00781, Page 2055 of the Richmond County, Georgia records, as subsequently assigned to CIRAS, LLC, conveying the realty described below as collateral for the debt in the original principal amount of $48,000.00, together with all late fees and interest from dates of execution at the rates provided therein on the unpaid balance; there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County Georgia, within the legal hours of sale on July 5, 2016, the realty being more completely described as follows: All that lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as Lot 65, Block 4, ROESEL HEIGHTS SUBDIVISION, as shown on a plat thereof recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Book 8 P at page 491; reference is made to said plat for a more complete and accurate description as to metes, bounds, and location of said property. Said property being more commonly known as 2714 Royal Street Augusta, GA 30909. The debt secured by said Security Deed has been and is hereby declared due and payable because, among other possible events of default, of the Grantor's failure to pay the interest and principal when due. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), and any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. To the best knowledge and belief of Lender, the party in possession of the property is Melvin Bussey and/or Myrtle Bussey or a tenant or tenants.
