NOTICE OF SALE UNDER POWER, RICHMOND COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Randy D. Walden aka Randy Walden to PROFESSIONAL LENDING, LLC dated 10/14/2002 and recorded in Deed Book 819 Page 979 Richmond County, Georgia records; as last transferred to or acquired by Deutsche Bank Trust Company Americas, as Trustee for Residential Accredit Loans, Inc., Mortgage Asset-Backed Pass-Through Certificates, Series 2002-QS17, conveying the after-described property to secure a Note in the original principal amount of $ 56,000.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Richmond County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on July 05, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, within the city limits of Augusta, being located on the Southeastern corner of Greene and Eve Streets, and being known and designated under the street numbering system of Augusta, Richmond County, Georgia, as 1860 Greene Street and having a frontage of 69.5 feet on Greene Street, and being bounded all now or formerly as follows: on the North by Greene Street; on the East by property now or formerly of O.R. Poole; on the South by lands now or formerly of Arzala Hardeman and land now or formerly of Culpepper Brothers; West by Eve Street. This being the same parcel of land that was conveyed to W.C. Kennedy by Warranty Deed dated January 22, 1945, which Warranty Deed is recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, Deed Book 15-G, Page 319, and to which reference is made to said deed for a more complete and accurate description as to the exact metes, bounds, and dimensions of the property herein described. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property is commonly known as 1860 A&B Greene Street, Augusta, GA 30904 together with all fixtures and personal property attached to and constituting a part of said property, if any.
