CITY OF SUGAR HILL NOTICE OF PUBLIC HEARING REZONING RZ-16-003 File Reference: 16-00305 Notice is hereby given to the Public that Licet E. Naranjo has filed an application with the City of Sugar Hill, Georgia requesting to Rezone property located at 4719 East Broad Street, also known as Tax Parcel IDs: R7-292-123 and 7-292-196, more particularly described as follows; TRACT I All that tract or parcel of land lying and being in Land Lot 292 of the 7th Land District of Gwinnett County, City of Sugar Hill, Georgia, being shown as Tract I, containing 1.00 acre as shown on that plat of survey entitled Survey for Virgil Peppers, dated October 9, 2002, prepared by Cleveland Land Surveying, certified by Robert S. Gleason, dated June 18, 1991, prepared by Thomas Wood and Associates, certified by Thomas Wood, Georgia Registered Land Surveyor Number 19900, and recorded September 25, 1991, in plat book 54, page 62-A, Gwinnett County, Georgia records. Permanent parcel number R7292-196 The properties are presently zoned Light Manufacturing District (LM) in the City of Sugar Hill. The applicant is requesting to rezone to Heavy Manufacturing District (HM-1) for equipment storage such as mini excavators, bobcats, walk behinds and small tools, and temporary parking for up to 10 vehicles. The Sugar Hill City Council will consider whether or not to rezone the property. The Mayor and City Council has authority to zone the property as requested or place such other zoning classification on the property as they deem appropriate, constitutional, and in the best interest of the citizens of Sugar Hill. A public hearing on the proposed Rezoning has been scheduled for The Planning Commission on Monday, July 18, 2016 at 7:00 p.m. in the Sugar Hill City Hall, located at 5039 West Broad Street. The Mayor and City Council may/will discuss details of the proposed request on Monday, August 1, 2016 at 7:00 p.m. in the Sugar Hill City Hall, located at 5039 West Broad Street.
