NOTICE OF SALEUNDER POWER STATE OF GEORGIACOUNTY OF COLQUITT Under and by virtue of the power of sale contained with that certain Security Deed dated August 11, 2004, from Sharon Blackwell to Mortgage Electronic Registration Systems, Inc., as nominee for Accredited Home Lenders, Inc., a California Corporation, recorded on August 24, 2004 in Deed Book 0832 at Page 0513, Colquitt County, Georgia Records, having been last sold, assigned, transferred and conveyed to U.S. Bank Trust, N.A., as Trustee for LSF8 Master Participation Trust by Assignment and said Security Deed having been given to secure a note dated August 11, 2004, in the amount of $54,000.00, said note being in default, the undersigned will sell at public outcry during the legal hours of sale before the door of the courthouse of Colquitt County, Georgia, on July 5, 2016, the following described real property (hereinafter referred to as the "Property"): KNOWN AS LOT #2 1.000 IN LAND LOT 173 OF THE LAND DISTRICT OF COLQUITT COUNTY, GEORGIA, BEING MORE PARTICULARLY DESCRIBED AS COMMENCING AT A P-K NAIL AT THE CENTERLINE INTERSECTION OF THE OLD ALBANY ROAD WITH GEORGIA STATE HIGHWAY NO. 133 AND RUN NORTH 46 DEGREES 03 MINUTES 53 SECONDS WEST A DISTANCE OF 855.69 FEET TO A POINT ON THE SOUTHWESTERN MARGIN OF SAID HIGHWAY NO. 133 AND THE POINT OF BEGINNING OF THE PARCEL OF LAND HEREIN DESCRIBED; THENCE RUN SOUTH 49 DEGREES 00 MINUTES 00 SECONDS WEST A DISTANCE OF 335.00 FEET TO A POINT; THENCE RUN NORTH 41 DEGREES 00 MINUTES OO SECONDS WEST A DISTANCE OF 130.00 FEET TO A POINT; THENCE RUN NORTH 49 DEGREES 00 MINUTES 00 SECONDS EAST A DISTANCE OF 335.00 TO A POINT ON THE SOUTHWESTERN MARGIN OF SAID HIGHWAY NO. 133; THENCE RUN SOUTH 41 DEGREES 00 MINUTES 00 SECONDS EAST A DISTANCE OF 130.00 FEET ALONG THE SAID SOUTHWESTERN MARGIN OF SAID HIGHWAY NO. 133 TO THE POINT OF BEGINNING. The debt secured by the Security Deed and evidenced by the Note and has been, and is hereby, declared due and payable because of, among other possible events of default, failure to make the payments as required by the terms of the Note. The debt remaining is in default and this sale will be made for the purposes of paying the Security Deed, accrued interest, and all expenses of the sale, including attorneys' fees.
