STATE OF GEORGIA COUNTY OF COLUMBIA NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Bobby J. Corley, Jr. and Lisa Rae Corley to Wells Fargo Bank, N.A. dated March 3, 2011, and recorded in Deed Book 7752, Page 279, Columbia County Records, securing a Note in the original principal amount of $140,422.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, July 5, 2016, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, located on the South side of Lawrence Drive, and being more particularly shown and delineated upon a plat prepared for W.R. Tiller by Toole Surveying Company, dated September 9, 1985, and recorded in the office of the Clerk of the Superior Court of Columbia County, Georgia, in Plat Cabinet A, Slide 109 #6; reference is hereby made to said plats for a more complete and accurate description as to the exact metes, bounds, dimensions and location of said property. ALSO, All that lot or parcel of land, situate, lying and being in the State of Georgia, County of Columbia, and being a portion of the lake bed of Lake Jean as shown on a Plat of Tiller Place Subdivision of recorded in the aforesaid clerk's office in Plat Cabinet AAA, Slide 5 #1. Commence at a #4 rebar on the westerly right of way of Lawrence Drive which is the easternmost property corner of a lot (referenced above); thence, run S 46 degrees, 49', 36" West a distance of 25.65 feet to the POINT OF BEGINNING; thence continued S 46 degrees 49' 36" W to the centerline of the run of Betty's Branch; thence run in a northerly direction along the centerline of Betty's Branch to the right of way of Lake Jean Drive; thence in an easterly direction along said right of way to a #4 rebar, which is the westernmost property corner of the lot (referenced above); thence in a southerly direction along the property lines of the above referenced lot to the POINT OF BEGINNING. Said property is known as 472 Lawrence Dr., Evans, GA 30809, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the secured creditor.
