STATE OF GEORGIA COUNTY OF RICHMOND NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Mary A. Thomas to Tucker Federal Bank d/b/a Prime Lending dated March 5, 1998, and recorded in Deed Book 587, Page 2398, Richmond County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Carrington Mortgage Services, LLC by Assignment, securing a Note in the original principal amount of $33,557.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, July 5, 2016, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: ALL that lot, tract or parcel of land, with improvements thereon, situate, lying and being in Richmond County, State of Georgia, being shown and designated as Lot 1-A, on a Plat prepared by Ayercorp, dated March 13, 1996, and being recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Realty Reel 517, page 2052. Said property is a portion of property previously known as Lot 1, Block 11, on a plan of lots recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Book 4-C, pages 772-774, and bounded: North by Lot 2 said block and plan; East by Lot 1-B as shown on the attached plat; South by 11th Avenue and West by Martin Luther King, Jr., Boulevard (f/k/a Milledgeville Road). Reference may be had to said plat of record for a more complete and accurate description of the property conveyed herein. SAID PROPERTY being the same property conveyed to the Gran-tor by Executor's Deed dated March 13, 1996, and recorded in Realty Reel 517, page 2032, in the aforesaid Clerk's Office. SAID PROPERTY being known under the present system of house numbering as 2112 Martin Luther King, Jr., Boulevard, in Augusta, Richmond County Georgia. Said property is known as 2112 Martin Luther King JR. Boulevard, Augusta, GA 30901, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the secured creditor.
