gpn14 BC Foreclosures GEORGIA, BRYAN COUNTY Because of default in the payment of the indebtedness, secured by a Security Deed executed by Ford Way, L.L.C. to Bryan Bank & Trust dated October 18, 20007 and recorded in Deed Book 762, Page 7; as assigned to Ford Way Finance, L.L.C. by assignment dated August 1, 2013 and recorded in Deed Book 1106, Page 332, Bryan County, Georgia records, the undersigned, Ford Way Finance, L.L.C., pursuant to said deed and the property secured thereby, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, will on the first Tuesday in July, 2016, to-wit July 5, 2016, during the legal hours of sale, at the Courthouse door in Bryan County, sell as public outcry to the highest bidder for cash, the property described in said deed to-wit: All that certain tract or parcel of land situate, lying and being in the City of Richmond Hill, 20th G. KM. District of Bryan County, Georgia consisting of 0.51 acres and being shown and designated as Lot "L1" according to a certain plat of survey entitled "A Subdivision Plat of Parcel L, Ford Plantation, 20th G.M.D., Richmond Hill, Bryan County, Georgia", dated January 13, 2006, prepared by EMC Engineering Services, Inc. and recorded in the Office of the Clerk of Superior Court of Bryan County, Georgia in Plat Slide 561, Page 3. For a more particular description of said lot conveyed herein, reference is made to said Subdivision Map which is incorporated herein and made a part hereof by specific reference. Together with a non-exclusive ingress/egress easement over and on Ford Way beginning at GA Highway 144 as shown on the Access Easement Exhibit recorded as Exhibit "B" in Deed Book 762, Page 13, in the Office of the Clerk of Superior Court of Bryan County, Georgia. Less and except the following parcel: All that certain lot, tract or parcel of land situate, lying and being in the 20th Georgia Militia District of Bryan County, Georgia containing 0.14 acres, more or less, and being known and designated as Lot L1-B on that certain subdivision plat prepared by Vincent Helmly, entitled "A Subdivision Plat of Lot L1, a portion of the Ford Plantation, 20th G.M. District, Richmond Hill, Georgia," which was recorded on July 7, 2008, in the Office of the Clerk of Superior Court of Bryan County, Georgia in Plat Book 604, Page 9, and which is incorporated herein and made a part hereof my this reference. Property more commonly known as 50 Ford Way, Richmond Hill, GA 31324 bearing a Tax Parcel Number of 0545-101. The sale will be held subject to any unpaid taxes, assessments, rights of way, easements, protective covenants or restrictions, liens and other superior matters of record which may affect said property. The sale will be conducted subject to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and to final confirmation and audit of the status of the loan with the holder of the security deed. Notice has been given of intention to collect attorney's fees in accordance with the terms of the note secured by said deed. Said property will be sold as the property of Ford Way, L.L.C. and the proceeds of said sale will be applied to the payment of said indebtedness, the expense of said sale, all as provided in said deed and the undersigned will execute a deed to the purchaser as provided in the aforementioned security deed.
