gpn14 HS Foreclosures NOTICE OF SALE UNDER POWER GEORGIA, LIBERTY COUNTY THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Jaime Rodriguez to Mortgage Electronic Registration Systems, Inc as nominee for Primary Capital Advisors LC its successors and assigns, dated February 23, 2007, recorded in Deed Book 1455, Page 703, Liberty County, Georgia Records, as last transferred to Nationstar Mortgage LLC by assignment recorded in Deed Book 1798, Page 43, Liberty County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of ONE HUNDRED TWENTY-THREE THOUSAND TWO HUNDRED AND 0/100 DOLLARS ($123,200.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Liberty County, Georgia, or at such place as may be lawfully designated as an alternative, within the legal hours of sale on the first Tuesday in July, 2016, the following described property: All that certain lot, tract or parcel of land situate, lying and being in the 17th G.M. District of Liberty County, Georgia,. and being n the City of Hinesville, being known and designated as Lot No. 13, Windhaven Subdivision, Phase 2,as shown and represented on that certain plat of survey made and prepared by John O. Parker, GRLS No. 1850, dated August 26, 1991, and recorded in Plat Section H- 6, Page 3, in the Office of the Clerk of Superior Court of Liberty County, Georgia, said plat by specific reference is made a part hereof for descriptive and all other purposes. Said lot of land being bounded, now or formerly, as follows: Northerly by the right of way of Windhaven Drive; Easterly by Lot No. 14; Southerly by Sherwood Forest Subdivision; Westerly by Lot No. 12, all as shown on the above referred to plat of survey. This conveyance is made subject to those certain Restrictive Covenants of Windhaven Subdivision, Phase 2, dated March 19, 1990,. and recorded in Deed Book 497, Page 595-602, in the Office of the Clerk of Superior Court of Liberty County, Georgia. This conveyance is made subject to that certain 10 foot utility easement as shown and represented on that certain plat of survey recorded in Deed Book H-6, Page 3, and referred to above. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
