NOTICE OF SALE UNDER POWER GEORGIA, Hart COUNTY THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Mamie Brown a/ka Mamie E. Jones and Mamie Brown Jones to Park Place Reverse Mortgage, Inc. dated 11/05/08, recorded in Deed Book 623, Page 697, Hart, County, Georgia Records, as last transferred to James B. Nutter & Company by assignment recorded in Deed Book 762, Page 475, Hart County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of $120,000.00, with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash or certified check only before the courthouse door of Hart County, Georgia within the legal hours of sale on June 7, 2016, the following described property: TRACT ONE All that tract or parcel of land, with improvements located thereon, lying and being in he City of Hartwell, in the 1112th G.M. District, Hart County, Georgia, fronting on Savannah Street, and being bounded, now or formerly, on the East and North by lands of Hattie Brown; West by Slaton Avenue, which runs North and South. This tract fronts on Savannah Street 100 feet and runs back in parallel lines for a distance of 133 feet, and the North side of said lot being 100 feet in length. This is the same property as that conveyed to Mamie Brown (n/k/a Mamie Brown Jones) by Hattie Brown, as Patterson and Early T. Patterson in a Warranty Deed dated March 29, 1950, recorded in Deed Book 57, at Page 76 in the Office of the Clerk of the Superior Court of Hart County, Georgia. Said deed is by reference incorporated herein in aid of this description. TRACT TWO All that lot or parcel of land lying and being in the City of Hartwell in the 1112th G.M. District, Hart County, Georgia, containing 0.27 of an acre, more or less, being more particularly shown and delineated as Lot 4, on a plat of survey for the Hattie Brown Est. dated February 8, 1977, prepared by Dean H. Teasley, Georgia Registered Land Surveyor, recorded in Plat Book 2-B, at Page 247, in the Office of the Clerk of the Superior Court of Hart County, Georgia. Said plat and the recordation thereof are by reference incorporated herein and made a part of this description. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
