NOTICE OF SALE UNDER POWER, HART COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Patsy D. Morris to Wells Fargo Bank, NA dated 7/31/2008 and recorded in Deed Book 618 Page 514 Hart County, Georgia records; as last transferred to or acquired by Wells Fargo Bank, NA, conveying the after-described property to secure a Note in the original principal amount of $77,388.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Hart County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on June 7, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that tract or parcel of land, with improvements located thereon, lying and being in the 116th G.M. District, Hart County, Georgia, containing 2.00 acres, more or less, being bounded now or formerly, substantially as follows: South by the right of way of County Road #179 (Carrie Craft Road); Southwest by Tract #4; Northwest by Tract #8A; and Northeast by Tract #7. This tract or parcel of land is more particularly shown and delineated as Tract #8A on a plat of survey dated March 25, 2008, prepared by Bauknight & Associates, Inc., Georgia Registered Land Surveyors, recorded in Plat Book 34, at Page 75, in the Office of the Clerk of the Superior Court of Hart County, Georgia. Said plat and the recordation thereof are by reference incorporated herein and made a part of this description. Conveyed with the above described property is a 2003 Palm Harbor Greystone manufactured home, vehicle identification number PH235119AB, which is permanently affixed and made a part of the above-described real property as evidenced by a Manufactured Home Certificate of Permanent Location, recorded in Deed Book 551, at Page 524 in the Office of the Clerk of the Superior Court of Hart County, Georgia. The property address of the above described property was formerly known as 36 Buck Hollow Road, Bowersville; Georgia 30516, and due to a driveway relocation is now known as 1184 Carrie Craft Road, Bowersville, Georgia 30516, under the present system of addressing in Hart County, Georgia. ALSO CONVEYED herein are all of Grantor's rights, title, interest and obligations under a Septic System Easement by and between David R. Smith and Linda B. Smith and Sechrist Properties, LLC, recorded in Deed Book 618, at Page 511-512, in the Office of the Clerk of the Superior Court of Hart County, Georgia. The above-described property is conveyed subject to those certain Protective Covenants first set forth in a Warranty Deed dated February 12, 2003 from Northstar Development, Inc. to Jeffrey D. Boyd, filed and recorded February 18, 2003 in Deed Book 436, at Page 648, aforesaid records. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
