NOTICE OF SALE UNDER POWER Under and by virtue of the Power of Sale in a certain Security Deed ("Security Deed") from Glenn D. Reid Jr and Beverly P. Reid ("Grantor") to Vanderbilt Mortgage and Finance ("Grantee") dated April 30, 2008. and recorded in Deed Book 1485, Page 301, Gilmer County, Georgia records, said deed having been given to secure a Promissory Note of even date in the principal amount of $81,472.50, there will be sold by the undersigned at public outcry, during the legal hours of sale before the doors of the Courthouse of Gilmer County, Georgia, on the first Tuesday in June , to-wit June 7, 2016 to the highest and best bidder for cash the following described property: All that tract or parcel of land lying and being in the 7th District and 2nd Section of Gilmer County, Georgia and being in original Land Lot Number 185 and being more particularly described as follows: BEGINNING at an aluminum "T" post being the south east corner of Land Lot 185 thence running N 28 26' 41" W for a distance of 1771.34' to an iron pin at a 10' gravel drive being the south west corner of the property of Tammy Reid, also being described in Deed Book 420 page 47 and also being the POINT OF BEGINNING; thence N 47 17' 37" W for a distance of 66.79' to an iron pin thence N 53 14' 40" for a distance of 54.78' to an iron pin, thence N 63 19' 12" W for a distance of 56.65' to an iron pin, thence N 50 26' 22" W for a distance of 213.09' to an iron pin, thence N l7 28' 49" E for a distance of 56.56' to a point, thence N 13 06' 52" E for a distance of 92.42' to a point, thence N 42 15 ' 03" E for a distance of 71.21' to a point, thence N 21 53' 53" for a distance of 75.96' to a point, thence S 46 38' E for a distance of 429' more or less to a point, thence S 2 38' W for a distance of 128' more or less to a point in the center of the drive way to the home of Tammy Reid, thence along the center of said drive S 23 39' for a distance of 69.9' more or less to a point, thence S 33 20' for a distance of 30' more or less to the point of beginning and containing 2.04 acres more or less. The debt secured by said Security Deed and Note has been and is hereby declared due and payable in full because of a default by Borrower pursuant to the terms of said Security Deed and Note of Borrower. Notice has been given of intention to enforce provisions for collection of attorney's fees and foreclosure in accordance with the legal requirements and the terms of the Security Deed and Note. The indebtedness remaining in default, the sale will be made for the purpose of applying the proceeds thereof to the payment of the indebtedness secured by the Security Deed, including attorney's fees, and the remainder, if any, shall be applied as provided by law. Said property shall be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to the Security Deed first set out above.
