NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF COLUMBIA Under and by virtue of the power of sale contained with that certain Security Deed dated January 20, 2006, from Jamie Uzuriaga to Mortgage Electronic Registration Systems, Inc., as nominee for Heritage Lending and Investments, LLC, recorded on February 28, 2006 in Deed Book 5304 at Page 224, re-recorded on July 27, 2007 in Deed Book 6111, at Page 276, as modified by Loan Modification Agreement recorded in Deed Book 8505, at Page 166, Columbia County, Georgia Records, having been last sold, assigned, transferred and conveyed to Selene Finance LP by Assignment and said Security Deed having been given to secure a note dated January 20, 2006, in the amount of $108,300.00, having a modified loan amount of $105,117.32, said note and modification thereof being in default, the undersigned will sell at public outcry during the legal hours of sale before the door of the courthouse of Columbia County, Georgia, on June 7, 2016, the following described real property (hereinafter referred to as the "Property"): ALL THAT LOT OR PARCEL OF LAND, SITUATE, LYING AND BEING IN THE 128TH G.M.D., COLUMBIA COUNTY, GEORGIA, CONTAINING 2.67 ACRES, MORE OR LESS, AND BEING KNOWN AND DESIGNATED AS LOT 26 ASKIN ESTATES SUBDIVISION, AS SHOWN ON A PLAT THEREOF PREPARED BY H. LAWSON GRAHAM and ASSOCIATES, REG. LAND SURVEYOR, WHICH PLAT IS OF RECORD IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT FOR COLUMBIA COUNTY, GEORGIA IN P.C. C. SLIDE 30, NUMBER 4; REFERENCE BEING MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION OF SAID PROPERTY. SAID PROPERTY IS SOLD SUBJECT TO RESTRICTIONS AND EASEMENTS OF RECORD.
