NOTICE OF SALE UNDER POWER GEORGIA, GLYNN COUNTY THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by DAVID W. KOPLAS AND ANN E. KOPLAS to AMERIS BANK dated May 22, 2008, recorded in Deed Book 2439, Pages 161-167 and last modified by Modification recorded in Deed Book 2751, Pages 86-87, Glynn County, Georgia Records, conveying the after-described property to secure a Note in the amount of One Hundred Fifty-One Thousand Three Hundred Seventy-Three Dollars and 40/100 ($151,373.40) with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Glynn County, Georgia, within the legal hours of sale on the first Tuesday in May, 2016, the following described property: ALL THOSE CERTAIN LOT, TRACT OR PARCEL OF LAND situate, lying and being on St. Simons Island, in Glynn County, Georgia, described and identified according to the map of COMMONS AT FREDERICA, PHASE VI, made by Shupe Surveying Company, certified by Gary Nevill, Georgia Registered Land Surveyor No. 2401, recorded in Plat Drawer No. 26, Map No. 173, as ALL OF LOT NUMBER 22, PHASE VI, THE COMMONS AT FREDERICA. REFERENCE is hereby made to the aforesaid plat of map and plan and to the record thereof for the purpose of more particularly describing the location, metes and bounds of the subject property and for all other purposes allowed by law. PARCEL I.D. 04-11478 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in said Security Deed and by law, including attorneys fees (notice of intent to collect attorneys fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
