NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in a Deed to Secure Debt from Frederick H. Reed, Jr. and Sheila O. Reed to Mortgage Electronic Registration Systems, Inc. as nominee for Sunshine Mortgage Corporation filed February 4, 2009 in Deed Book 6770, Page 252, Columbia County, Georgia records, conveying the after described property to secure a Note in the original principal amount of $149,521.00; with interest thereon as set forth therein, last transferred to U.S. Bank National Association by Assignment filed for record in Deed Book 8946, Page 200, Columbia County, Georgia records, there will be sold at a public outcry to the highest bidder for cash before the Courthouse door of Columbia County, Georgia, between the legal hours of sale on the first Tuesday in May, 2016, by U.S. Bank National Association as Attorney-in-Fact for Frederick H. Reed, Jr. and Sheila O. Reed, the following property to-wit: All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, being known and designated as Lot 17, Phase II, Woodbridge Subdivision, as shown on a plat recorded in the Office of the Clerk of Superior Court for Columbia County, Georgia, in Plat Book 8, page 116, reference is hereby made to said plat for a more complete and accurate description as to metes, bounds and location of said property. The above described property is also known as 4625 Woodbridge Ct, Evans GA 30809; however please rely only on the above legal description for location of the property. If the property contains multiple lots or parcels, the undersigned reserves the right to sell the property or any portion thereof in separate lots, parcels or as a whole. The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of among other possible events of default, failure to pay indebtedness as and when due pursuant to said Deed to Secure Debt and Note. The debt remaining in default, this sale will be made for the purposes of paying the same and all expenses of sale, including attorney's fees, if applicable.
