NOTICE OF SALE UNDER POWER GEORGIA, COLUMBIA COUNTY By virtue of Power of Sale contained in Deed to Secure Debt from SUE A. ALLEN a/k/a DOROTHEY SUE ALLEN hereinafter Grantor(s), to HEALTH CENTER CREDIT UNION, dated July 30, 2004, recorded in Deed Book 4426, Pages 245-250, Columbia County Records; said Deed to Secure Debt being given to secure a Note and Security Agreement in the principal amount of $21,000.00; Columbia County Records; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Columbia County, Georgia, within the legal hours of sale on Tuesday, May 3, 2016 the following described property: ALL THOSE two tracts or parcels of land, with any improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, containing 2.0 acres, more or less, and being known and designated as Lot "D" and Lot "D-1" as shown on a plat prepared for Mrs. Gladys B. Kelley, dated June 30, 1962, and recorded in the Office of the Clerk of the Superior Court of Columbia County, Georgia, in Deed Book 63, page 367, and transferred to Plat Cabinet AAA, Slide 55, #2. Reference is hereby made to said plat for a more complete and accurate description as to the exact metes, bounds, distances and location of said property. ALSO INCLUDED in this conveyance is a small triangular tract of land extending across the rear or northern boundary of Lot "D-1". Said triangular tract is further described as follows: Beginning at a point located at the northwestern boundary of Lot "D-1", said tract extending in an easterly direction a distance of 221.0 feet along the northern boundary of Lot "D-1" to a point; then extending 8.2 feet in a northeasterly direction by extending the southeastern side line of said lot to a point; then extending in a westerly direction a distance of 223.0 feet to the Point of Beginning. Said triangular tract contains 0.021 acre and is an extension of Lot "D-1" being contained within the side lines of Lot "D-1". Said property is conveyed subject to any and all easements and restrictions of record in the aforesaid Clerk's Office. Tax map and parcel #69A; Parcel #20.
