NOTICE OF SALE UNDER POWER, COLUMBIA COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Sheryl L. Szudy-Washburn to Mortgage Electronic Registration Systems, Inc. as nominee for Augusta Mortgage Co. dated 11/9/2009 and recorded in Deed Book 7171 Page 118 Columbia County, Georgia records; as last transferred to or acquired by JPMorgan Chase Bank, National Association, conveying the after-described property to secure a Note in the original principal amount of $ 181,827.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Columbia County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on May 03, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: ALL that lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, being shown and designated as Lot 3, Block B, The Gardens At Rose Pointe, as shown on a plat recorded in the Office of the Clerk of the Superior Court of Columbia County, Georgia, in PC "B", Slide 260 #11-12; reference being made to said plat for a more complete and accurate description as to the metes, bounds and location of said property. Said property is conveyed subject to and with notice of the following matters: a) drainage easements, building setback lines, and all other matters shown on the plat of record; b) general utility easements and road right-of-way grants and easements. Said property is hereby conveyed subject to any and all easements and restrictions of record in the aforesaid clerk's office, including, but not limited to, protective covenants and restrictions recorded in the aforesaid clerk's office in Deed Book 1177, page 314. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
