NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF COLUMBIA Under and by virtue of the power of sale contained with that certain Security Deed dated December 20, 2006, from Michael A. Isdell and Lawana K. Isdell to Bank of America, N.A., recorded on January 8, 2007 in Deed Book 05799 at Page 0154, Columbia County, Georgia Records, having been last sold, assigned, transferred and conveyed to U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust by Assignment and said Security Deed having been given to secure a note dated December 20, 2006, in the amount of $330,400.00, said note being in default, the undersigned will sell at public outcry during the legal hours of sale before the door of the courthouse of Columbia County, Georgia, on April 5, 2016, the following described real property (hereinafter referred to as the "Property"): ALL THOSE TRACTS OF LAND, WITH ALL IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE COUNTY OF COLUMBIA, STATE OF GEORGIA, AND BEING SHOWN AS TRACT "A" CONTAINING 1.00 ACRES, AND TRACT "B", CONTAINING 2.81 ACRES AS SHOWN ON A PLAT BY AYERCORP DATED JULY 29, 2003, AND RECORDED IN THE SUPERIOR COURT CLERKS OFFICE FOR SAID COUNTY IN PLAT CABINET E, SLIDE 23, #1, REFERENCE BEING MADE THERETO FOR A MORE COMPLETE AND ACCURATE DESCRIPTION OF SAID TRACTS. THIS IS THE SAME PROPERTY AS DESCRIBED IN A WARRANTY DEED RECORDED IN DEED BOOK 3825, PAGE 260, SAID CLERK'S OFFICE.LESS AND EXCEPT: ALL THAT LOT OR PARCEL OF LAND WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF COLUMBIA, BEING SHOWN AND DESIGNATED AS TRACT "A" 1.00 ACRE AND TRACT "C" 1.00 ACRE ON OLD BELAIR ROAD, AS SHOWN ON A PLAT DATED AUGUST 3, 2010 PREPARED BY AYERCORP FOR MICHAEL A. ISDELL AND LAWANA K. ISDELL AND RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF COLUMBIA COUNTY, GEORGIA IN PLAT CABINET "G", SLIDE 67 #3; REFERENCE BEING MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO THE METES, BOUNDS AND LOCATION OF SAID PROPERTY. The debt secured by the Security Deed and evidenced by the Note and has been, and is hereby, declared due and payable because of, among other possible events of default, failure to make the payments as required by the terms of the Note. The debt remaining is in default and this sale will be made for the purposes of paying the Security Deed, accrued interest, and all expenses of the sale, including attorneys' fees.
