gpn14 HS Foreclosures NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF LIBERTY By virtue of a Power of Sale contained in that certain Security Deed from Raymond C. Neff and Mary A. Neff to United Companies Funding, Inc., dated April 20, 1998 and recorded in Deed Book 857, Page 149, in the Office of the Clerk of Superior Court of Liberty County, Georgia, said Security Deed having been given to secure a Note dated, April 20, 1998, in the original principal amount of Eighty One Thousand Fifty One and 99/100 Dollars ($81,051.99) with interest thereon as provided therein, having been last sold, assigned and transferred to Deutsche Bank National Trust Company, as Trustee for UCFC MH Trust 1998-2, recorded in Deed Book 1894, Page 678, aforesaid records, will be sold at public outcry to the highest bidder for cash before the courthouse door of Liberty County, Georgia, within the legal hours of sale on the first Tuesday of April 2016, regarding the following described property: All that certain lot, tract or parcel of land situate, lying and being in the 1359th G.M. District, Liberty County, Georgia, and being shown and designated as Lots 14 and 15, Block C, Island View Subdivision, Third Installment, Isle of Wight, on that certain plat of survey made and prepared by Harold R. Johnson, R.L.S. #1137, dated April 4, 1998, and being recorded in Plat Section L.61, Page 1, in the Office of the Clerk of Superior Court of Liberty County, Georgia, said plat being incorporated herein by specific reference for descriptive and all other purposes. This being the same property conveyed by Julia B. Childers to Mark C. Lapsley and Leanor A. Lapsley, as evidenced by that certain Warranty Deed dated January 6, 1998, recorded in Deed Book 836, Page 364, aforesaid records. Subject, however, to all restrictive covenants, easements and rights-of-way of record. Also conveyed herewith is that certain 1998 Redman Manufactured Home, Model Walden Serial Numbers 11432209AB, which is permanently attached to and made a part of said real property by virtue of an Affixation Affidavit Regarding Manufactured Housing Unit recorded together with above-referenced Security Deed. Said property is commonly known as 1028 West First Street, Midway, GA 31320. The indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed and Note, including but not limited to the nonpayment of the indebtedness as and when due. The indebtedness remaining in default, this sale will be made for the purpose of paying the same, all expenses of the sale, including attorney's fees and all other payments provided for under the terms of the Security Deed and Note. Said property will be sold subject to the following items which may affect the title of said property; zoning ordinances, matters which would be disclosed by an accurate survey or by an inspection of the property; any outstanding taxes, including but not limited to ad valorem taxes, which constitute liens upon said property; special assessments; all outstanding bills for public utilities which constitute liens upon said property; all restrictive covenants, easements, rights-of-way and any other matters of record superior to said Security Deed.
