gpn14 HS Foreclosures NOTICE OF SALE STATE OF GEORGIA COUNTY OF LIBERTY WHEREAS, there has been a default in the payment of the indebtedness secured by that certain Deed to Secure Debt dated August 16, 2005, executed by Sanford L. Carter, Sr. of Liberty County, Georgia, in the original principal amount of Seventy-Four Thousand Seventy-Four and 17/100 ($74,074.17) Dollars, recorded in Deed Book 1328, pages 250-258, in the Office of the Clerk of Superior Court of Liberty County, Georgia; and WHEREAS, under the provisions of the said Deed to Secure Debt said indebtedness secured thereby has immediately become due and payable and remains in default. NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS: That pursuant to the terms of the original Deed to Secure Debt and the power of sale contained therein and the laws in such cases made and provided, after proper advertisement, the undersigned, on the First Tuesday in May, to-wit: April 5, 2016 before the Courthouse door in Liberty County, Georgia, between the legal hours of sale, will expose for sale to the highest and best bidder for cash the following described property, to-wit: All that certain lot, tract or parcel of land situate, lying and being in the 1359th G.M. District of Liberty County, Georgia, and being in the City of Midway, containing 8.306 acres, more or less, as shown and represented on that certain plat of survey made and prepared by John O. Parker, Georgia Registered Land Surveyor No. 1850, dated August 12, 2005, and being recorded in Plat Section N-83, page 2D, in the Office of the Clerk of Superior Court of Liberty County, Georgia, said plat by specific reference is made a part hereof for descriptive and all other purposes. Said lot of land being bounded, now or formerly, as follows: Northerly by lands of Bessie Bryant Estate; Easterly by C.S.X. Railroad; Southerly by the right of way of E. Oglethorpe Hwy; and Westerly by lands of Mary Battle, lands of Ronald Brown, lands of Oscar Bacon Estate, and lands of Charles C. Frasier, all as shown on the above referred to plat of survey. TERMS: Cash, purchaser paying for title, Georgia transfer tax, and all ad valorem taxes and assessments that may be due on said property; the proceeds of this sale shall be applied as provided in said Deed to Secure Debt.The property will be sold as the property of Sanford L.
