gpn14 BC Foreclosures NOTICE OF SALE STATE OF GEORGIA COUNTY OF BRYAN WHEREAS, there has been a default in the payment of the indebtedness secured by that certain Deed to Secure Debt dated June 4, 2007, executed by Sanford L. Carter, Jr. of Bryan County, Georgia, in the original principal amount of Nine Hundred Fourteen Thousand Nine Hundred Ten and 00/100's ($914,910.00) Dollars, recorded in Deed Book 727, pages 134-142, in the Office of the Clerk of Superior Court of Bryan County, Georgia; and WHEREAS, under the provisions of the said Deed to Secure Debt said indebtedness secured thereby has immediately become due and payable and remains in default. NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS: That pursuant to the terms of the original Deed to Secure Debt and the power of sale contained therein and the laws in such cases made and provided, after proper advertisement, the undersigned, on the First Tuesday in May, to-wit: April 5, 2016 before the Courthouse door in Bryan County, Georgia, between the legal hours of sale, will expose for sale to the highest and best bidder for cash the following described property, to-wit: All that certain lot, tract or parcel of land situate, lying and being in the 20th G. M. District of Bryan County, Georgia, and being in the City of Richmond Hill, being known and designated as Parcel 1 containing 1.418 acres, more or less, as shown and represented on that certain plat of survey made and prepared by Princeton P. Pirkle, Jr., Georgia Registered Land Surveyor No. 1474, dated May 5, 1997, and being recorded in Plat Slide 455, page 9, in the Office of the Clerk of Superior Court of Bryan County, Georgia, said plat by specific reference is made a part hereof for descriptive and all other purposes. Said lot of land being bounded, now or formerly, as follows: Northeasterly by the right of way of State Route 63 & 144; Southeasterly by lands of Catholic Church and Parcel 3 (containing 0.419 acre, more or less); and Southwesterly and Northwesterly by Parcel 2 (containing 1.998 acre, more or less), all as shown on the above referred to plat of survey. TERMS: Cash, purchaser paying for title, Georgia transfer tax, and all ad valorem taxes and assessments that may be due on said property; the proceeds of this sale shall be applied as provided in said Deed to Secure Debt. The property will be sold as the property of Sanford L. Carter, Jr. and to the best of the undersigned's knowledge and belief he is the party in possession.
