NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY By virtue of a Power of Sale contained in that certain Security Deed from Leon L Lewis, Tawanda R. Lewis to FIRST UNION MORTGAGE CORPORATION, dated August 12, 1999, recorded September 8, 1999, in Deed Book 658, Page 311, Richmond County, Georgia Records, said Security Deed having been given to secure a Note of even date in the original principal amount of Sixty-Six Thousand Four Hundred and 00/100 dollars ($66,400.00), with interest thereon as provided for therein, said Security Deed having been last sold, assigned and transferred to UMB Bank, National Association, not in its individual capacity but solely as legal title trustee of MART Legal Title Trust 2015-NPL1, there will be sold at public outcry to the highest bidder for cash at the Richmond County Courthouse, within the legal hours of sale on the first Tuesday in April, 2016, all property described in said Security Deed including but not limited to the following described property: ALL THAT LOT OR PARCEL OF LAND, TOGETHER WITH ALL BUILDINGS AND IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF RICHMOND, BEING KNOWN AND DESIGNATED AS LOT 17, BLOCK "O", SECTION II-C, PHASE III, OF WOODLAKE SUBDIVISION, AS SHOWN ON A PLAT RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF RICHMOND COUNTY, GEORGIA, IN REALTY REEL 599, PAGE 2040. REFERENCE IS HEREBY MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO METES, BOUNDS AND LOCATION OF SAID PROPERTY. The indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed and Note. Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned.
