NOTICE OF SALE UNDER POWER GEORGIA, COLUMBIA COUNTY THIS IS AN ATTEMPT TO COLLECT A DEBT, ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. By virtue of a Power of Sale contained in that certain Security Deed from Andrew Blount to Karen Davis, dated April 1, 2003, recorded in Deed Book 851 at Page 459, in the Richmond County Georgia Superior Court Clerk's Office. Said Security Deed having been given to secure a Note of even date in the original principal amount of Fourteen Thousand Two Hundred Fifty ($14,250.00) Dollars with interest thereon provided for therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, or at such place as may be lawfully designated as an alternative place for sheriff's sales for the county of Richmond, State of Georgia, within the legal hours of sale on the first Tuesday in April, 2016, to-wit: April 5, 2016, the property described as: ALL THAT LOT, TRACT, AND PARCEL OF LAND, with all improvements lying and being in the City of Augusta, Richmond County, Georgia, on the North side of the Wrightsboro Road between Campbell (Ninth) and Cumming (Tenth) Street, having a front of forty-five (45) feet more or less on the Wrightsboro Road and extending back of even width one hundred fifty (150) feet, being all of Lot No. Thirty-four (34) and the Westernmost five (5) feet of Lot No. Thirty- three (33) in Block Twenty-four (24), as shown on a map of the Standard Place, made by George W. Summers, C.E., in 1923 for the Service Company and recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Deed Book 10-D, at Page 599. Said Lot is bounded North by Lot No. Three (3) and Four (4); East by the remaining portion of Lot No. Thirty-three (33); South by Wrightsboro Road; and West by Lot No. Thirty-five (35); all on said Block and Plan; being the same Lot conveyed to Calvin A. King, Jr., by deed recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Deed Book 10-K, at Pages 138-140, to which reference is had for further description hereof. Said property is known under the system of house numbering in the City of Augusta on February 20, 1934, as No. 947 Wrightsboro Road. This is the same property conveyed to Andrew Blount by Warranty Deed in the Richmond County, Georgia Superior Court Clerk's Office at Realty Book 851 at Page 457. Tax Code: 059-2-568-00-0. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default; this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. Karen Davis is the holder of the Security Deed to the property in accordance with OCGA 44-14-162.2. To the best knowledge and belief of the undersigned, the party in possession of the property is Andrew Blount or a tenant or tenants and said property is more commonly known as 947 Wrightsboro Road, Augusta, Georgia 30901. Said property will be sold as the property of Andrew Blount, subject to (1) confirmation that the sale is not prohibited under the U. S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed.
