NOTICE OF SALE UNDER POWER, GLYNN COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Susan E. McDaniel and John R. Steinberger to Mortgage Electronic Registration Systems, Inc., as nominee for Liberty Mortgage Corporation dated 4/29/2005 and recorded in Deed Book 1662 Page 243, Glynn County, Georgia records; as last transferred to or acquired by Branch Banking and Trust Company, conveying the after-described property to secure a Note in the original principal amount of $ 235,600.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Glynn County, Georgia, within the legal hours of sale on April 05, 2016 (being the first Tuesday of said month unless said date falls on a Federal Holiday), the following described property: All that certain lot, tract or parcel of land situate, lying and being on the Island of St. Simons, in Glynn County, Georgia, which is described and identified according to that certain plat of survey entitled "DUNBAR LANDING" prepared by James L. Conine, Georgia Registered Surveyor Number 1545, dated November 28, 1987, recorded in the public records of Glynn County, Georgia, at Plat Drawer 20, as Map No. 250, as ALL OF LOT NUMBERED ONE (1), DUNBAR LANDING, and being more particularly described according to a plat of survey prepared by Biletzskov & Associates, Inc., and certified by Joe Biletzskov, Georgia Registered Land Surveyor No. 1672, dated April 29, 1997, a print of which is attached to that certain warranty deed dated May 16, 1997, from Donald M. Armstrong and Joanne S. Armstrong to John M. Quarterman, Jr. and Katherine O. Quarterman, recorded in Deed Book 250, Page 064, in aforesaid records. This also being the same real property conveyed by that certain quit-claim deed dated February 8, 2001, from Katherine O. Quarterman to John M. Quarterman, recorded in Deed Book 778, Page 441, in aforesaid records. Reference is hereby made to said Conine plat, to said Biletzskov plat, to said warranty deed and to said quit-claim deed for all further purposes of description and identification of said real property and for all other purposes. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property is commonly known as 122 Riverview Drive, , Saint Simons Island, GA 31522 together with all fixtures and personal property attached to and constituting a part of said property, if any. To the best knowledge and belief of the undersigned, the party (or parties) in possession of the subject property is (are): John R. Steinberger and Susan E. McDaniel or tenant or tenants. The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed.
