NOTICE OF SALE UNDER POWER STATE OF GEORGIA RICHMOND COUNTY By virtue of the power of sale contained in Deed to Secure Debt from Shirley P. Godbee to SouthTrust Bank dated May 25, 1999, and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Deed Book 645 pages 745-749, and Assignment of Note/Credit Agreement and Security Deed of Wells Fargo Bank, N.A. (sbm) SouthTrust Bank to Homeowners First, LLC dated September 29, 2011, and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Deed Book 1513 page 1763 and Assignment of Deed of Trust of Homeowners First, LLC to Roderick Turnbull dated November 20, 2015, and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Deed Book 1514 page 1456, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door in Richmond County, Georgia, during the legal hours of sale on Tuesday, March 2, 2016, the following described property to wit: All and only that parcel of land, with improvements thereon, designated as Tax Parcel 054-0-064-01-0, lying and being in Richmond County, Georgia, shown in Reel 47, Page 3487, the descriptions contained therein being incorporated herein by this reference, described in Deed Book 47, Page 2485; Deed Book 221, Page 1386; Deed Book 577, Page 477; Deed Book 654, Page 969; Deed Book 654, Page 971; Deed Book 654, Page 973, known as 1802 Wylds Road. This is same property conveyed to Evelyn Petrea by Sheriff's Tax Deed dated September 2, 2014 and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Book 1455, Page 168. This is the same property conveyed to Roderick F. Turnbull by Quitclaim Deed dated August 31, 2015 and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Book 1499, Page 1594. The debt secured by said instrument having been declared due because of default in payment this sale will be made for the purpose of paying said debts and all expenses of this sale, including attorney's fees, notice having been given. This property will be sold as the property of Shirley P. Godbee and is subject to any outstanding easements, restrictions, taxes, and assessments appearing of record and is subject to verification that this sale is not contrary to federal or state law or prevented by any bankruptcy court.
