STATE OF GEORGIA LIBERTY COUNTY NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in that certain Deed to Secure Debt from Elroy Hickmon and Latoria Hickmon to Diane Shuman dated April 30, 2010, recorded in Deed Book 1633, Page 134. Said Deed to Secure Debt having been given to secure a Note April 30, 2010, in the original principal sum of NINETY FIVE THOUSAND NINE HUNDRED SIXTY EIGHT and 90/100'ths DOLLARS ($95,968.90). with interest from said dates at the rate stated in said Notes on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Liberty County, Georgia, within the legal hours of sale on the first Tuesday in March, 2016, the property described on Exhibit "A" attached hereto and incorporated herein by reference. ALL THAT CERTAIN TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN 1458TH G.M. DISTRICT OF LIBERTY COUNTY, GEORGIA, known and designated as Lot 186, Deerwood II Subdivision, as per plat recorded in Plat Book 17, Page 62, Liberty County, Georgia, Records, which recorded plat is incorporated herein by this reference and made part of this description for all purposes. This is the same property conveyed by deed dated December 7, 2004 and recorded in Deed Book 1283, Page 196, Liberty County, Georgia records. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. The individual or entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: Andrew S. Johnson, 128 S.
